Washington. He’s known for his groundbreaking project in southwest Atlanta, South Park Cottages in College Park, which is billed as the first Black-developed micro-community in the United States.Booker’s vision as a developer is to democratize home ownership. Micro-communities make that possible, with each of the 29 homes at South Park Cottages being accessible and affordable at a price point of $180K-$230K per property.Listen in as Booker discusses the many challenges of developing a micro-community in southwest Atlanta, how the three acres of South Park Cottages maximizes homeowners’ lifestyle, and his plans for future micro-home developments in more urban locations.Highlights1) Tap into the power of collaborative economics by tying a good vision to a good strategic plan. Collaboration often fails to last because one of these two pillars are missing: an inspiring dream and consistent, purposeful action to bring that dream to fruition.2) Developers should focus not only on the properties they sell, but on the quality of the neighborhood as well. Prioritizing quality of life maximizes longevity of value, which by extension maximizes the potential of homeowners to build generational wealth.3) Micro-homes are not for everybody, but households of various sizes may find living within 600 sq ft as ideal compared to paying average rent in an urban area. Kopa is a fractional real estate investing platform that allows investors to own pieces of real estate from anywhere. Trevor was inspired to create Kopa in 2011 as a result of his experience as a university professor in rural Brazil—amid a population sorely in need of economic help. $2.5 billion worth of experience later, Trevor realized he could democratize the real estate investment world, leading to the founding of the Kopa platform.Listen in as Trevor discusses what separates Kopa from other players in the private equity space, including how the platform takes advantage of blockchain to skyrocket both scalability and accessibility.Highlights1) It doesn’t matter who owns the property—the capital markets will dictate what you build. In order to make the capital market more democratic and participatory, Trevor essentially wants to turn real estate into a dividend stock available for investment by anyone, for as low as $5.2) When deciding to invest in a real estate fund, look first at its structure (comingled or individual assets) and the fund’s terms, which should include a list of fees and expenses. Second, consider the potential of the property (and the ability of the property owner) to make money.3) Investing in a property comes with a lot of management, and you alone have to find the property at its lowest value and do the work that it takes to maximize your profit.
