Alex got his start in real estate after his college professor gave an assignment to buy something and treat it like a business. At 20 years old, he decided to buy a multifamily property for his assignment and left school because he couldn't pay for school and the mortgage. Unfortunately, he purchased his property during the subprime lending crisis and got a bad mortgage. He was able to save his house by getting a loan modification. Alex became a real estate agent and eventually got his broker's license so he could start his own brokerage. In addition to his business, he continued flipping properties and buying rentals with his wife. When his mother wanted to sell his childhood home, he bought it from her and paid out his siblings to keep it in the family. One of his proudest moments in building condos in the neighborhood he grew up in. In this episode, we discuss the Boston real estate market, growing your real estate business, keeping homes in the family and more. Highlights1) If there is a family property left to you and multiple family members, if the others want to sell you should consider buying them out so the property stays in the family. 2) If you live in Boston, there are a lot of programs that incentivize home ownership and provide support even though it's an expensive market. 3) If you're looking to get into development, don't reinvent the wheel. If the standard is 3 bed/2 bath for the area. do the same thing. From there you can add unique features to set yourself apart. How to find himIG- @alexeedwardsLearn how to invest out of state- https://www.outofstatemoney.com/ Access all of our resources on our website- https://www.blackrealestatedialogue.com/linksJoin the B.R.E.D. Don't forget to subscribe, leave a rating and a 5-star review. I will be shouting out all 5-star reviews on the show! This episode with Jeremy and Joshua Mathis was legendary! After running a cleaning business for a little over a year, they realized that they weren't passionate about the business and sold it. The brothers got their start in real estate by wholesaling and once they closed their first deal, they knew that they found their next business. After a year of wholesaling, they decided to get into flipping houses. During that year they did over 20 flips. The following year, they started buying rental properties. During this time, they developed the skill of finding great deals and deciding whether to wholesale, flip or hold it as a rental. Their current rental portfolio is worth $5 million with about $2million in equity. This is an episode you don't want to miss!In this episode, we talk about finding mentors, finding real estate deals, the Miami real estate market and more. Highlights1) Persistence is necessary to close deals. Make sure you have a sequence of follow ups built into your strategy.2) If you are new to flipping houses, you should not do a full gut rehab as your first project. Do a smaller rehab that can be done in 90 days because it will boost your confidence.3) When you are looking for a mentor, make sure to ask for receipts and speak to previous clients. Don't be afraid to vet someone thoroughly. Don't forget to subscribe, leave a rating and a 5-star review. I will be shouting out all 5-star reviews on the show! This episode with Dr. Julius Omi and Leslie Awasom was powerful! Julius and Leslie started off investing in single family homes separately. They met one another at work and after not having much success with single family homes, they decided to get into multifamily investing with a 3rd partner, Tenny Tolofari. When they decided on their target market, Tenny moved his family and sold his home so that he could start building a team. The team has grown their portfolio to hundreds of units across the Southeast and has over $100 million in assets under management. In this episode we broke down how large multifamily deals work, the importance of our community getting into this space, future plans and more. Highlights1) A strong team is a necessity when you get into large multifamily real estate. due to the complexity. The team you choose can make or break your investment.2) Educating your community is a great way to increase their knowledge and also to create a pool of investors you need to close a large multifamily real estate deal 3) Large multifamily properties are not appraised based on the value of similar properties sold. They are appraised largely based on the revenue it generates.
