George had a conversation with his barber who owned 10 properties at the time. After being inspired by this conversation he collaborated with this sister to buy his first properly. He returned his brand new car in order to come up with the funds to buy the property. He purchased one more property a few years later then changed his strategy.He started looking for land out of state after seeing a post on Instagram about buying land. He found out about the city he started to buy land in on a Home Depot earnings call. He purchased 13 lots of land in three months to start. George currently has 28 lots in Florida, Colorado, Texas, Arizona, Wyoming and more. His goal is to buy 100 lots in 2022. During this interview we take a deep dive into his strategy for finding the right location to buy land.In this interview we discuss how to buy land, digital products, future plans and more. 1) Don't over rehab a property. Make sure the rehab matches the standard of the properties in the area. 2) If you want to know where you should buy land, look at where Lowe's and Home Depot are opening new stores.3) If you want to buy land, make sure you're in contact with the local municipalities so you know what the plans are for the future. Edward came from a family of entrepreneurs who had various businesses to make ends meet, which planted a seed in him. Myosha had multiple businesses when they met and that encouraged him to work towards real estate investing. After getting over some fears and becoming disillusioned at his job, they made their first investment 5 years later.They purchased their first property in 2017 and planned to flip it, but a car crashed into the property which caused extensive damage. After this incident, they decided to make the property a rental, and had enough equity to do a cash out refinance which allowed them to grow the portfolio. They did a lot of the repairs on their own to get experience and understand how everything worked. After learning how to build a pipeline of deals, Edward and Myosha's business grew exponentially. To date, they've flipped 52 properties, have 11 rentals and 1 new construction project underway.
