This episode with Eugene Marshall was powerful! When Eugene was in college, he was inspired by his peers and books he read to invest in real estate. When he purchased his first property, he used the FHA 203K loan. Everything that could go wrong went wrong. He ended up losing over 50,000 on this deal, but he didn't quit!During this first investment, he learned about the construction side of real estate. After completing the rehab on his first deal, he began coaching people on credit and real estate. The students he became credit coaches for became his partners and helped him to grow rapidly. Eugene has grown his portfolio to over 30 doors and he has been able to scale quickly because of partnership. In this episode we discuss, not giving up, partnerships, tips for investors, the Chicago real estate scene and more. It's okay to move on to another contractor.2) Consider partnerships to grow your portfolio faster. Make sure you have the right partners and make sure you are protected in your contracts. 3) Consider becoming a general contractor or at least that you're educated about the rehab side. This episode with Henry Washington was legendary! Henry was an early guest on the show (Episode 8). At the time, he had 40 or so doors and since then he's been making major moves. He started his investing career without a lot of capital. He took a loan out against his wife's 401k to fund his first investment and the rest was history. Henry currently has 65 doors and counting!Henry recently left his 9-5 to pursue real estate, ecommerce and coaching full-time. His wife also recently left her job to join him in the business. Henry did this strategically and took as long as he could to leave. This is one of the biggest gems of this episode. In this episode, we discuss using your 9-5 to invest, how his real estate business has evolved, when you should sell properties and more. How to find himIG- @thehenrywashingtonHighlights1) Work towards leaving your 9-5 strategically and don't rush. Do it when it makes sense for you and your business. Don't get caught up in the hype. 2) There will always be people who need to sell their homes at a discount because of life situations. If you're consistent with marketing and follow up, you can still get deals in a competitive market. 3) If you want to be an investor, you need to immerse yourself in it. Go to locals investors meetups and get to know other people. You can get deals, find people for your real estate team and more. This episode with Olamide (De) Ewetusa was inspiring! She is a CPA and a graduate of Howard University and Wake Forest University. After realizing how much she was paying in rent, she calculated what her mortgage could be. She knew that she could rent rooms out to cover her mortgage expense. De's first purchase was a single family home in Southeast Washington D.C. The seller paid the closing costs and she also took advantage of a $5,000 first time home buyer grant. She ran into some challenges renovating the basement and eventually got the project done. She rented out one of the rooms and the basement which allowed her to save enough money for additional renovations. She found out about a $17,500 grant from Bank of America from her agent that did not require her to be a first-time homebuyer. This helped her to buy her next purchase which was a duplex in the same area. Her properties have appreciated rapidly and are collectively worth over $1 million. De will be a guest speaker in July for the B.R.E.D Real Estate Investing Community. She will teach us how to choose the right location to invest in. Click the link in the show notes to join for $1! In this episode we discuss house hacking, the importance of choosing the right location, creative financing and more. How to find herIG- @pachirafinancialsWebsite- https://www.pachirafinancials.com/HighlightsYour first step before investing should be talking to a lender to see what you can qualify for. Consider speaking to several lenders.Talk to your agent and lender about grants. There is money out there if you meet certain requirements. This can help with downpayment and closing costs. Always be willing to walk away from a deal. It can help with negotiation or prevent you from getting a bad deal. This year we've added a new element to the show. In addition to interviewing real estate investors, we've interviewed people who are professionals in various areas of real estate. The purpose of this segment is to show our community what's possible, especially in areas where we are underrepresented. This episode with Natahcia Scott was powerful! She moved up the ranks at various companies and currently works as a General Manager of several shopping centers, including one where over 90% of tenants are black owned businesses. Natahcia used her 9-5 experience to start her own property management company and a consulting company to help startups. She has also started a vending machine business with her husband that will be passed on to her son when he's older. Natahcia will be a guest speaker in July for the B.R.E.D Real Estate Investing Community. Click the link in the show notes to join for $1! This episode with Stephanie Assi was inspiring! Stephanie moved to the United States from the Ivory Coast on her own at 18 years old. Before she started college, she had to take one year of English classes to improve her proficiency. The turning point for her came during college when she was working as a server and overheard guests having conversations about real estate and business. When she graduated, she saved up and purchased a duplex that she used as student housing. She soon discovered that student housing wasn't the strategy for her.She sold the house 3 years later and used the proceeds to buy a single family property in Maryland. She converted the basement to a legal unit, rented it out and also rented out the other bedrooms. By doing this, she was able to live for free.Eventually she started investing out of state in Columbus, Ohio and Memphis Tennessee which are two places she's never actually visited. Currently she has 11 doors with plans to add more. Stephanie will be a guest speaker in July for the B.R.E.D Real Estate Investing Community. In this episode we discuss the importance of research, investing out of state, running your own race and more. HighlightsSee your home for more than what it is. You can turn a single family home into streams of income. Do your research and make moves when you're ready. It's important to do research but you must take action. If you want to invest out of state, it's important to build the right team. You must learn how to get things done through other people.
