He told himself that when he was an adult he would come and buy back the block in Philadelphia. He retired from his 9-5 last year at 37 because of his real estate investments. He purchased his first property in 2009 at an auction when the market crashed. Everyone around him said he was crazy for buying at that time, but he knew he would win in the end. Over the next decade, he bought 9 more single family units, then grew his portfolio to 35 units by 2019 and now he owns 135 units. His goal was to start with single family homes and slowly get into larger apartments. He hired his family to manage and clean his properties, which has grown into a cleaning and property management company. His story is a testament to sticking to your game plan, taking your time and taking action!HighlightsIn order to be great, you have to get started. You can't be great if you don't get started. Don't rush the process, master once aspect of real estate at a time. Don't worry about what others are doing, stick to your plan Don't be in a rush to leave your 9-5, it will allow you to save your cash flow for other investments and for the future. Ashley is part of the group of 19 black families who purchased over 90 acres of land in Toomsboro, Georgia last year. In this episode we discuss buying raw land, the different components of building a city, creating a safe haven for black families and more. HighlightsConsider creative financing when buying land. such as owner financing or hard money lenders. Tips for buying land- Find a good realtor who has expertise in the area, go to landflip.com to see land for sale. Land is a long game, not a quick flip. It can be something to add to your portfolio. Look for land with delinquent taxes, this could be a good buying opportunity Jump out on faith and buy land as a group. Don't forget to subscribe, leave us a rating and a review! This episode with Chris Senegal was legendary. After having a corporate job as an engineer, he realized that he wanted more out of life. He borrowed from his 401k to put a down payment on a hard money loan to flip his first house. From there he began flipping homes and keeping some as rentals for five years. At that time, he decided he decided that he wanted to do larger projects and control blocks. His first big deal was buying a block in 2013 from someone who inherited multiple blocks in the neighborhood. He converted some of the homes to parolee housing while figuring out how to develop the rest of the block. So far, he's built and sold 5 homes, with the goal of encouraging black professionals to return to the community. One of his most notable accomplishments is raising $1.07 million to raise a portfolio of 18 houses and 2 vacant commercial buildings near a big development project. His goal was to let others collectively invest in this venture and also to not displace the current tenants. Investors recently were paid their distributions. In this interview we discuss buying back the black, several of his projects, tips for investors and more.  Access all of our resources on our website- https://www.blackrealestatedialogue.com/Join the B.R.E.D Real Estate Investment Community- https://gum.co/LPizuBecome an Official Patron and get access to exclusive content and discounts! https://www.patreon.com/blackrealestatedialogueText BRED to 21000 to join our free VIP Text ListShow SponsorsMint Inc.IG- @mintinc_usa Buy Back The Block LAIG- @buybacktheblockla Website- https://buybacktheblockla.com/Buy their latest ebook- Section 8 Rentals Made Easy- https://gumroad.com/a/178779251  Advertising Inquiries: https://redcircle.com/brandsPrivacy & Opt-Out: https://redcircle.com/privacy
