But as they bootstrapped their way to early success, they quickly got onboard. Today, Daniel manages a thriving real estate portfolio in Los Angeles and Texas. He also has a property management company with his family. Listen in as Daniel explains how he successfully works with family to build his real estate portfolio, how he approaches out-of-state investing, and the inspiring mission of the Urban League.Highlights1) When doing business with family, you don’t want to do deals based on hugs and handshakes. Aside from having your paperwork in order, knowing each of your roles and responsibilities is also key to strengthening that professional relationship.2) When choosing a property manager, interview them for resourcefulness in handling maintenance calls, how they fill vacancies, and how they manage evictions.3) If two heads are better than one, then a strong marriage is one of the best “wealth hacks” there is. The family business was incorporated in 1905, however the family’s history of architects and builders began with an enslaved Ashanti ancestor in 1790.“We document the Black experience through our structures,” Cheryl says with pride. Her grandfather, Moses McKissack III and his brother Calvin were the first black licensed architects in the country. “It’s a sense of strength for me,” she says. “I haven’t had to deal with anything my ancestors had to deal with.”Listen in as Cheryl tells us how her grandfathers and parents shaped Black history through their bravery and determination to see their business succeed. She discusses the biggest challenges she had to overcome once she took the reins of McKissack, and how she sees the future of the construction industry.Highlights1) 1 out of every 5 businesses fail in their first year, and the odds get even lower when it comes to passing a company from one generation to the next. Cheryl, a black woman and a fifth-generation business owner, proves that everybody has the ability to create their own destiny.2) We can all play a part in getting projects like the Affirmation Tower to finally break ground. It all comes down to getting the word out, holding our leaders accountable, and creating a groundswell of support.3) Getting into the construction industry doesn’t necessarily require getting a construction or architecture degree. He runs @livinrentfree, through which he educates and empowers tens of thousands of people to invest in 2-4 unit multifamily real estate. To date, his students have purchased over $20 million worth of real estate.Mark practices what he preaches, having house hacked in Los Angeles several times. His mission is to mentor the thousands of underserved, “rent burdened” families all over America to become financially free.Listen in as Mark discusses why he recently decided to make an out-of-state purchase of 11 units in Pittsburgh, how to maximize the cap rate and cash flow of a property, and how to use credit creatively and responsibly in times of emergency.Highlights1) Single-family units are valued based on residential comps and sales; whereas, commercial buildings—specifically multifamily—are based on net operating income and the cap rate. This means that if you can improve the value of the property, you create equity out of thin air.2) Asset management is different from property management in that, as a real estate investor, you need to stay conservative with your numbers and have an asset management plan—a business plan—for each of your properties. Investors see the big picture whereas property managers can only focus on the individual units they’re assigned to.3) Even large, well-known property management firms can defraud their clients.
