Don't forget to subscribe, leave a rating and a 5-star review. I will be shouting out all 5-star reviews on the show!Darius & Courtney Pettway are returning guests to the Black Real Estate Dialogue, appearing in episode 26 over a year ago. They are real estate investors, developers and now they are even their own general contractors. In addition to their work in real estate, they also teach others how to invest in real estate and become their own boss. Plus, they have created KidVestors, a virtual, interactive, finance and investment curriculum that teaches K-12th money management and how to invest in Real Estate, Stocks, Cryptocurrencies, Entrepreneurship, and overall financial literacy in a way that any age can understand. In this episode we discuss how to manage the transition to becoming your own boss, how to decide if a flip is worth taking on and why they decided to become their own contractors.Highlights1) Your business is its own entity. It has its own needs to stay afloat. Not only should you be generating enough revenue to sustain and grow your business, but also replace what you were making to sustain your current lifestyle.2) People only think about purchase price renovation and sale, when taking on a flip. You have to remember those extra costs: the insurance you're paying monthly, the electric, the gas, the water, and interest, especially if you're borrowing money.3) Being a general contractor is all about relationship building. How do you build relationships with your subcontractors that they want to continue to do work with you?How to find themIG- @pettwayestates https://www.pettwayestates.com/https://www.thekidvestors.com/Learn how to invest out of state- https://www.outofstatemoney.com/ Access all of our resources on our website- https://www.blackrealestatedialogue.com/linksJoin the B.R.E.D. Don't forget to subscribe, leave a rating and a 5-star review. I will be shouting out all 5-star reviews on the show! This episode with Tarik McAllister was inspiring! Tarik got his early exposure to real estate as a kid while working with his dad, who was a general contractor. At a young age, he knew that he wanted to be a real estate investor. He worked and saved as much as he could during college which enabled him to buy his first property in cash. He continued buying in cash for his first few years until he learned how to use leverage. The turning point for Tarik came when he learned about the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) strategy. He refinanced the first property he ever purchased, used the money to buy more properties and kept repeating. He also learned how to use hard money and private lending which helped him scale even faster. Eventually, Tarik was able to leave his job as a teacher in 2017 to focus on investing full-time. In this episode, we talk about using hard money lenders, scaling your portfolio, future plans and more. Highlights1) Start with what you know. If buying cash is what you know, go for it. If getting a mortgage is what you know, go for it. Just start and learn more strategies over time.2) When you get a piece of information, make sure you execute. Don't spend too much time thinking about it. You'll get better as you go. 3) If you're taking private money or hard money, it's important to make sure you complete your project on time. You should also have some built in cushion in your budget in case things don't go as plannedHow to find himIG- @reekestate Learn how to invest out of state- https://www.outofstatemoney.com/ Access all of our resources on our website- https://www.blackrealestatedialogue.com/linksJoin the B.R.E.D. Don't forget to subscribe, leave a rating and a 5-star review. I will be shouting out all 5-star reviews on the show! This episode with Malik Carter was inspiring! Malik is a realtor, developer, investor and coach. The farm his mother was raised on and land his father's family has owned since the civil war are still in his family. At an early age he was able to understand the power of ownership. After starting over in 2008, he purchased a property, put 8 bedrooms in it and rented it by room. Things didn't workout with that property, so he decided to sell and move on. From there he continued buying properties and was able to identify an area that was on the path of growth which helped him to grow his portfolio. Eventually Malik started to buy land for development and new construction in Philly and North Carolina. In this episode, we discussed how Philly real estate has changed, how new construction works, future plans and more.Highlights1) Don't underestimate ownership because it gives you a voice and power in what happens in the community2) New construction can be advantageous because of what the property will be valued at when it's complete. Make sure you know what you're doing before you get into it.3) Philly is a great market to invest in and there are 50,000 well paying jobs coming in the next 24 months. Philly is also a leader in biotech as well.
